Density fanatics of Atlanta just might swoon over a Decatur condo building that’s coming together on a lot with a footprint smaller than some Buckhead houses.
The East College Avenue project is called Residences at four17, and it’ll offer two and three-bedroom, for-sale condos soon, according to signage at the site.
It’s being built on a vacant commercial lot a block east of Agnes Scott College, between Plants Creative Landscapes and a warehouse. The parcel spans just .42 acres, or 16,117 square feet, per City of Decatur zoning records.

As Decatur development goes, the project is a relative unicorn, in that hundreds of new apartments and townhomes have taken shape in recent years, but almost no new condos have been built in the past decade.
The developer, Roswell-based JD Signature Homes, is also building a townhome community on Memorial Drive, near Edgewood’s border with Kirkwood. Attempts to reach the company by phone and email have not been successful.

But the portfolio of Broadmark Realty Capital, the Decatur condo project’s lender, helps shed light on what’s coming.
Broadmark provided $1.77 million in November for construction. Per that company, the building will offer six condos with “average sales [prices] upwards of $500,000” per unit.
Some internal parking is provided on the building's east-facing side, though transportation options that include downtown Decatur's MARTA stop aren't far away.

Given that the condos are walkable to downtown Decatur and “in one of the most desirable school districts in the Greater Atlanta area,” Broadmark describes the offerings as “very affordable.”
